Training facilities for skilled technicians have to work hard. They need to function as classrooms, hands-on workspaces, and collaborative environments, all within a footprint that often isn’t designed for any of those. That was the challenge at the Kawasaki Tech Center in Grand Rapids, where FCC Construction completed a 19,000 SF interior build-out inside an active warehouse facility.

The result is a purpose-built technician training center that supports dealership instruction, collaborative learning, and day-to-day operations for Kawasaki's regional team.
Building Inside an Active Warehouse
Interior build-outs within occupied or active facilities carry real coordination demands. Work has to happen in sequence, disruption has to be managed, and the finished environment has to meet a completely different standard than the surrounding industrial space. On this project, that meant creating a training center — with a classroom, private offices, a dealership technician training space, and a hospitality area — within a warehouse shell not originally designed for those uses.
One of the first technical challenges was the slab. The existing concrete floor didn't meet the tolerances required for the finished environment, so FCC used laser scanning to assess the entire slab, then regraded and leveled it to spec. That kind of precision work at the foundation level is what makes everything above it perform correctly — from flooring finishes to partition walls to furniture placement.
Absorbing a 10% Scope Increase Without Losing the Schedule
Mid-project scope changes are among the most reliable tests of a construction team's capabilities and subcontractor relationships. On the Kawasaki Tech Center, the project scope grew by 10% during construction. FCC absorbed that increase through strong subcontractor coordination and daily onsite management, reaching substantial completion on time and within budget.
That outcome doesn't happen by accident. It reflects the investment FCC makes in maintaining deep, working relationships with trade partners and keeping experienced people on the ground every day. When scope changes, a contractor with those relationships can respond quickly rather than scrambling.

Getting each of those spaces right requires attention to how they connect and how they function as a whole. FCC's coordination across trades — from framing and finishes to mechanical and millwork — ensured the completed facility matched the intent of the design.
